The Internet of Things (IOT) and Facilities Management (FM)

The cliff notes definition of IOT is “a network of smart devices equipped with sensors and hardware that connect to the internet and communicate with each other.” So, how could this capability impact FM?

Basically, IoT technology has emerged as a positive disruptive force, transforming the world of facility management forever. A few examples:

1. Predictive Maintenance

IoT enables real-time monitoring of equipment performance over time, providing valuable insights to enable FM to move from a preventative maintenance program to predictive maintenance in order to optimize operational efficiency and cost effectiveness. Vibration sensors, for instance, mounted over HVAC systems can sense irregularities to enable managers to carry out repair work ahead of significant breakdowns.

2. Energy Optimization

For most facilities, energy costs represent a large portion of operating expenses, and optimizing building systems through IoT can lead to significant savings. Smart meters, connected lighting, and other IoT connected applications monitor energy consumption and optimize usage. For example, motion sensors can keep lights off in rooms that do not have any occupancy and air conditioning units can be adjusted based on real-time data from the environment. Such breakthroughs will drive significant cost reduction while aligned with sustainability objectives.

3. Improved Occupant Experience

These days, comfort of the user is central to any modern facility. IoT technologies assist in developing custom surroundings by automatically optimizing temperature, lighting and environmental quality. Sensors can also determine whether or not a conference room is occupied, then automatically adjust lights and temperatures to their ideal levels to improve the occupant environment. Facility management solutions that integrate IoT technology can create custom surroundings by automatically optimizing temperature, lighting, and environmental quality.

4. Enhanced Security

IoT based security solutions with connected cameras and smart locks offer real time monitoring and alerts. They can control access to their facilities remotely in just a few taps, monitor who enters these zones without authorization, and make sure the facilities are safe for human occupants as well as assets. Implementing customizable data access permissions is crucial to enhance security and protect against potential breaches.

5. Streamlined Asset Management

Managing numerous assets in large facilities, such as machinery, furniture, or IT equipment, can be a daunting task. IoT simplifies this process by using RFID tags and GPS tracking to monitor assets, providing real-time location and status updates. This technology streamlines resource allocation, ensures proper tracking, and helps prevent items from being lost or misplaced. Facility management systems that integrate IoT technologies can further enhance these processes by improving overall efficiency and functionality in managing facilities.

IoT certainly has many benefits, but it comes with its own challenges in terms of implementation such as:

  1. Data Security: The sheer volume of data which can be exploited for cyberattacks makes IoT devices particularly enticing targets. This means facility managers need to invest in effective cybersecurity measures such as data encryption, firewall protection, and regular software updates to protect sensitive information.
  2. Integration with Legacy Systems: A lot of facilities are still working with outdated systems that do not work well with today’s IoT technologies. It could take lots of time and money to upgrade the current infrastructure for transitioning to IoT.
  3. Initial Costs: The initial cost of IoT infrastructure can be significant. However, the long-term savings often justify the investment.
  4. Data Overload: IoT generates vast amounts of data, and without tools to organize and interpret it, making sense of the information can be challenging. Facility managers rely on advanced analytics platforms to translate this data into actionable insights.

IOT is just one example of the changing world of FM.
